    Finding Potential Tenants

     

    1  | Property Advertising – We advertise on all major property portals with high-quality photos and videos, ensuring your property gains maximum exposure. Thus, reducing void periods.

    2 | Conduct Viewings – Our experts carry out viewings with prospective tenants and viewing times are agreed ahead of time with current tenants.

    3 | Tenant Referencing – We undertake a thorough referencing process including credit and employment checks before the tenancy agreement is signed. Finding suitable tenants for our landlords is an absolute priority.

    4 | Preparing the Agreement – Once the tenancy agreement is prepared, we ensure it is signed by all parties before payment is taken.

    Moving Forwards with Tenants

     

    5 | Protecting Tenant’s Deposit – We take a deposit equal to five weeks rent and register it with the Tenancy Deposit Scheme. We also ensure the tenants have been provided with full details.

    6 | Preparing the Inventory – We prepare a detailed inventory. This includes all furnishings provided with the property. Tenants will sign a copy within 7 days of key collection.

    7 | Contacting Utility Suppliers – Our team contact utility suppliers and the council with the new tenant’s information to guarantee that their records are kept up to date and payment is made.

    8 | Tenant Key Collection – Provide the tenants with a welcome pack. The pack includes information on the property and all documents required by law on the day that they collect their keys.
