1| Familiarity with the Development
Our chosen panel of solicitors will have already acted on numerous plots for the development and will be familiar with the site. Even before you decide to instruct them, they will have already received all of the documentation from the seller’s solicitor. They are therefore aware of all aspects of the development including the development layout and planning requirements, allowing them to raise pre-contract enquiries early on.
Essentially, early access to the development’s documentation ensures that nothing is missed and there is time to build their familiarity with the site which in turn, speeds up the transaction.
2 | Commitment to Meet Strict Timelines
Developers’ will usually impose a 28-day deadline for the exchange of contracts. Because our panel solicitors are involved very early on, they will be fully aware of the relevant timelines and ensure that they are kept within the deadline. This is crucial in guaranteeing no risk of losing incentives or the deal falling through. Furthermore, because our panel solicitors already have access to title documentation beforehand much of the work has already been completed making these deadlines are a lot easier to achieve.
3 | New Build Experience
Our recommended solicitors will also be highly experienced in dealing with new build purchases. This is often very important as new build conveyancing can be more complex than other forms of conveyancing. There must be effective checks on non-compliance with planning regulations, agreements for roads and sewers and any missing information regarding plans and maintenance. Firms with new build experience will be better placed to ensure everything is checked and nothing is missed, ensuring you are properly protected.
4 | Open line of Communication with Developer
As always, solicitors will act in their Client’s best interest. However, working regularly with the same developers means panel solicitors build a good relationship with their legal team. This means that any issues can be dealt with via email or phone calls to the developers’ legal team who are willing to help, respond quickly and any problem is resolved in good timing. Communication is never an issue.
5 | Always Independent
All solicitors are bound by professional conduct to act in their clients’ best interests. Rest assured, whichever solicitor you choose, be it a recommended panel solicitor or your own, will be independent of the developer and always have your best interests at the forefront of what they do.
