St Margaret's

Leicester City Council has requested £12.2 million from the levelling-up fund for a regeneration project. This Leicester regeneration project is outside the new St Margaret’s Bus Station. The focus of this regeneration is to prioritise bus movements in the city centre. This scheme will complete bus routes connecting to the St Margaret’s Bus Station, creating easier travel through the city. 

The junction where this is located is over an underutilised, and unsafe pedestrian underpass. As part of this project, the underground passes will be filled in, and the surface-level junction will be redesigned to include green spaces and enhanced pedestrian facilities. 

Cycleways will also be added on all routes of the junction and will link to existing routes, greatly improving city-wide cycling access. The project will create high-quality pedestrian and cycling links between the city centre and other key areas.

Leicester
Railway Station

Leicester station is undergoing a £22 million redevelopment that will introduce upgraded passenger facilities. As part of the plan to upgrade the station, the main entrance will be relocated from London Road to Station Street. This will be off-limits to traffic and transformed into a new pedestrian plaza. Public spaces will serve as a more welcoming and accessible gateway to the city. Additionally, the glass-roofed porte-cochère will be refurbished to create an appealing space for cafes, bars, or retail outlets. 

Leicester station is pivotal for access to jobs and the regeneration of the area around it, and currently, it is a poor transport gateway with a congested and illegible arrival experience for visitors. Nearby land and buildings lie underused and vacant, however, the Council is already planning to invest £50 million in new development nearby the area. Which will largely contribute to the economic performance of the city.

Pioneer Park

Leicester’s Pioneer Park regeneration project is a huge scheme targeting the rapid expansion of the business sector in the city. It aims to support the evolving space and technology sector, which Leicester is seeing a rise in reputation for. 

This project needs £19 million in funding to allow 2 projects to be completed around the Pioneer Park and Exploration Drive area. The area in and surrounding Pioneer Park houses many innovative dock workspaces for tech industries. The first project would introduce 2 new dock-style developments as well as 9 manufacturing areas on the land surrounding the current docks 1 and 2.

The second stage of the project is redeveloping Abbey Court, which currently accommodates outdated industrial estates. This part of the project will involve the clearance and development of new infrastructure. Creating an opportunity for businesses to grow in the areas. As this area is located between Space Park, the NSC and Dock sites, it has the potential to contribute significantly to the success of Pioneer Park. 

Pioneer Park’s third stage will be immediately redeveloped to expand industrial stock with zero carbon workspace, with holding current jobs and further increasing opportunities in this sector.

Pilot House

Leicester City Council have allocated £8.6 million to this project, which will see Pilot House transformed into a home for creative businesses. This project will aim to improve two key areas and build on an important opportunity. The first aim is to create more job roles that attract highly skilled staff and support graduate retention. Another goal is to regenerate a part of the city centre to increase footfall and economic activity. 

Regeneration will include the redevelopment of a group of architecturally significant buildings to create a highly iconic ‘destination’. Creating a hub of activity that Leicester will be proud to house. It will support training and skills development, including higher education programmes, meetings and events. It will be a permanent base for businesses to utilise to grow. 

Leicester Waterside

Leicester’s Waterside is a hidden gem located to the northwest of the city centre. A once busy area, characterised by manufacturing, has suffered a decline over the last 30 years. The area is now underused and under-appreciated.

This Leicester regeneration scheme will transform the waterside into a vibrant and thriving new neighbourhood with new homes and new workspaces designed to high standards and sustainability. Making the most of the city’s waterways will open up opportunities for many more people to enjoy them. 

Regenerating the waterside will have many positive effects on the city such as; offering a unique place to live and space for local businesses to flourish; attracting private investment to improve for work, land, and leisure; and creating a community where people feel safe to walk and cycle.

Regeneration projects not only transform the areas in which they are located but also enhance the surrounding neighbourhoods, making them more attractive and desirable. At the heart of these projects is a common result: a driving demand. For investors, regeneration creates a powerful cycle of growth.
