    Manchester to Shanghai:

    Direct Flight

Chinese airline, Juneyao Air, chooses Manchester as the first UK destination for a direct flight. This service is set to launch on the 1st of July 2024 and will operate on Mondays, Fridays, and Sundays. On the flights, there will be business class and economic classes for a range of travel experiences. One of the benefits is that this route will facilitate economic exchange between the UK and China, as well as deliver a major cultural boost to the North.

Shanghai is China’s largest city and financial hub, with around 185,000 people from across the North already travelling there indirectly each year. This new flight will receive high demand from these individuals across the North. Flights to Shanghai add to the more than 200 destinations accessed from Manchester Airport. Further confirming its reputation as the UK’s global gateway in the North.

New Direct route is Set to

    Raise Demand

The new service was labelled as “fantastic news” by regional leaders who said it is predicted to boost the economy. It is also expected to connect the UK Chinese community to family and friends, therefore encouraging tourism

Manchester and the North as a whole is a hugely popular tourist destination for residents from China. Millions of tourists from China use Manchester as a starting destination to explore the entire country. Travel is now easier and more convenient, with a direct flight available, further enabling higher levels of tourism. There will be more heightened demand for short-term lets in Manchester from the new array of tourists that will be welcomed.

    Business Hub

The route aims to open up fresh experiences and investment opportunities for businesses across the North, as well as encourage tourism in both cities. Opening up the opportunity for hundreds of thousands of Chinese students to access more than 40 universities within two hours of Manchester Airport. This will raise rental demand for high-quality student accommodation across Manchester.

There will be significant impacts made from the new route that will benefit the North in many aspects. When an airline route from Manchester to Beijing was first launched, in 2016, export values from Manchester Airport to China grew 41%, taking it to £1.29 billion. Furthermore, land enquiries of investment in Manchester received from China doubled in the following two years.

    The Cities Connected in

    History

Going back, Manchester has strong links to China. Manchester is home to one of the UK’s biggest and well-established Chinese communities, Chinatown. Chinatown in Manchester was established more than 100 years ago and the city’s first Chinese restaurant opened in 1948, 76 years ago.

Based on the 2011 census, more than 13,000 Chinese residents live in Manchester. Which is more than any UK city other than London. This has significantly increased since 2001 and Manchester currently houses more than 9,000 Chinese students. Around 1/9th of the student population in Manchester is now Chinese, which is a 43% rise compared to 2018. A further 8,000 Chinese people live in Liverpool, 7,000 in Sheffield and 6,000 in Leeds. The routes between Manchester and these cities are easily accessible, leading to further population growth in the north.

    How will this impact the

    Property Market?

Boosting the economy can have a significant influence on the property market. A thriving economy will attract more individuals and businesses to the area due to increased confidence. Naturally, this will lead to an increase in rental demand. Often, heightened demand results in rising property prices, as people are willing to pay more for desirable and well-connected areas.

Also, a resilient economy will boost job creation, which will influence employability in the area, attracting skilled professionals. Again, this will have a knock-on effect on rental accommodation in the area. This increased demand created a competitive property market, driving prices upwards.

Areas experiencing higher economic growth also benefit from receiving larger investments, from local investors and international investors. This influx of investments will further enhance the desirability of an area. In summary, a strong economy is a good sign for a strengthening property market.
