One City Park?

One City Park is a £35 million project introducing a newly built five-storey grade A office space in Bradford City Centre. This state-of-the-art building provides over 55,000 sq ft of space, strengthening Bradford’s reputation as a destination city. Developed with sustainability at its core, the excellent structure consisting of steel and glass is set to attract growing local businesses as well as national and international brands. By providing a new, high-spec office space, One City Park will allow Bradford to retain current home-grown businesses. This development will also attract reputable organisations from outside the city. With a growing population of young individuals who are highly qualified and proud to call the city home, One City Park will lead the way for Bradford to be seen from a new perspective. 

One City Park accommodates approximately 450 new jobs, attracting young and skilled professionals to the city. Bradford Council recognised the need for grade-A office spaces in the city, due to major businesses being hesitant to relocate there. So, due to this, planning for One City Park started. As workers and companies relocate North, the project aimed to turn Bradford from a commuter town to a high-profile destination for employment.

Adding new businesses to the city will have a ripple effect on the economy, the population, the demand and more within the city. The property market and rental demand in Bradford will begin to increase. Due to many new skilled professionals looking for high-quality accommodation. Furthermore, growth in rental demand will force rental prices to rise, as there is a significant supply-demand imbalance. City Park is easily accessible by public transport, with secure cycle parking, and access to electrical vehicle charging in the car park, meaning there are multiple options for low-carbon travel.

One City Park was designed and developed with sustainability at the heart of the plans.

The development is designed to assist with supporting the local environment through the planting of various tree species and the addition of nest boxes for birds. Many features of the new office space make it more environmentally friendly. The features include photovoltaic panels on the roof that will convert the sun’s energy into electricity to help power the building. Additionally, air-source heat pumps will provide the offices with low-carbon heating by extracting warmth from the air surrounding the building. These features have helped One City Park reach an EPC rating of A.

The building has been strategically designed to optimise the experience of workers, with a focus on air quality, daylight and the creation of high-quality public realm spaces. The high-quality glazing of the faces of the development will maximise natural light but reduce solar gain. Making the offices an attractive and eco-friendly place to work.

One City Park offers the largest range of amenities of any commercial building in Bradford. It is designed to encourage productivity and better well-being for those at work. Some key amenities that workers have access to are:

  • 10 parking spaces all with EV charging points
