Once the grounds of a police station, One City Park’s £35 million 5-storey construction is close to completion. The development has offered a “wealth of opportunities” through the 398 construction jobs and over 400 new permanent jobs once built.
One City Park offers 56,403 sq ft of Grade A office space across 5 floors and a roof terrace. It is designed to home many businesses, from start-up companies to existing business giants, as well as being a retail and leisure base. One potential client has enquired about acquiring “at least half” of the office space.
The developer, Muse, partnered with Bradford City Council to create this “striking steel and glass structure”. High-specification interiors and a double-height atrium adorn the development. This urban regeneration in the city centre raises Bradford’s profile as a destination for businesses migrating North.
High Profile Location
Bradford is already a tourist destination, with attractions like Ilkley and Saltaire, Haworth for the Brontë Sisters, and Little Germany for its famed filming location. But the position of One City Park is in a high-profile part of Bradford. The development is in the heart of the city centre. The Victorian Alhambra Theatre, the National Science and Media Museum, and the Broadway shopping centre are all within sight of One City Park. It also offers views of the Grade I listed City Hall and Centenary Square’s mirror pool. Bradford Live and Darley Street Market, two of the biggest regeneration projects in Bradford, will also greatly benefit.
One City Park is in such a central, integral part of Bradford. It is perfectly walkable between two train stations and a bus network. Such train stations offer connections to Leeds, Manchester, Liverpool, Birmingham, and London. Also, the city is just 7 miles from Leeds Bradford International Airport. It is clear. One City Park is a prime location for the city’s new, budding business sector.
Sustainability at its Core
Bradford’s One City Park is designed to go ‘beyond simply being green’. The urban construction’s main aim surrounds sustainable city living. From the solar-panelled roof and air source heat pumps to low-flow water consumption and high-performance glazing, the Grade A building will be energy efficient and operate on renewable energy. With low-carbon heating, natural lighting, and even promoting biodiversity through planting and nest boxes on the terrace, One City Park has been awarded a BREEAM Excellent rating.
Working alongside Capital of Cycling, a Bradford-based charity, One City Park encourages low-carbon travel. This spans from the EV charging points to cycling parking and storage, including ‘end-of-trip facilities’ like showers and lockers. Urban regeneration increases an area’s desirability, strengthening its economy. Alongside Bradford’s Clean Air Zones, the city’s projects to the public realm are to improve the quality of life of residents. Constructions like One City Park magnify a city’s investments in the future – a key factor for property investors.
Bradford is known as one of the most compelling places to do business in the UK. The CoE of One City Park’s architect company described Bradford as having a ‘genuine enterprising spirit’ with an ‘ongoing potential about the city’. Its economy is outpacing its national growth, forecast to increase by 25% within the next 7 years.
Alongside its rich history and international community, Bradford has a population of over 540,000 people – and growing. In just a decade, Bradford’s population has seen a 13.8% increase. It is the youngest district in the country, with more than 29% under 20 years old against the UK’s 21% average. This is partially due to its globally recognised higher education provision. With such a young population and average property prices as low as £104,643, Bradford has even been recently named as the best city for first-time buyers.
Bradford is certainly an up-and-coming area for both businesses and investors. It has the largest workforce in North England, with a working population of 1.9 million, and is home to a growing tech hub and data science sector. As the ‘Best City in the UK for Investors’, named as such out of 34 cities in 2022, property investors can achieve even greater returns from One City Park’s impact. Investors can greatly benefit from Bradford’s growing population, business sector, and rental demand.
