Due to continuous regeneration projects in the Huddersfield town centre, over £1 billion has been reinvested into the area. In and around central Huddersfield there are 11 major schemes in construction over the next few years. These will scale up the area, delivering new houses, employment opportunities, businesses, and green spaces.
The most significant project is the Huddersfield Blueprint. Kirklees Council has planned a 10-year project to transform the town into an even more desirable place to live, work and visit, further creating a thriving, modern centre. The 5 key objectives of the plan are: to create a vibrant culture, art, leisure and nightlife offer, build thriving businesses, make a great place to live, and deliver improved access and enhanced public spaces.
These regeneration projects will lead to a steady increase in property prices and rental demand. This will enable investors to achieve a high rental yield with the potential to gain significant capital appreciation in future years.
The town is home to the University of Huddersfield, which has nearly 20,000 students a year studying on the campus. Each year there is an ongoing stream of students, leading to a constant demand for student accommodation. Targeting student renters is one way to ensure consistent income.
The only downside of renting to students is having frequently changing tenants. However, many investors believe this is worth the hassle. This is because student property can often allow investors to gain much higher rental yields. Several students will usually share accommodation, meaning landlords can charge for each room and maximise rental income.
