Now Complete:
The award-winning Sheffield Heart of the City scheme has now been completed and has welcomed a huge upgrade to Sheffield’s city centre. This project cost an average of £470m and covered 7 hectares of land in the city centre. Sheffield’s Heart of the City project is a catalyst for development, set to trigger further investment in the city.
As part of the Sheffield Heart of the City scheme, a new cycle hub has now opened, providing over 100 bike storage spaces, and a new hotel has opened its doors, welcoming visitors to the city. Europe’s largest purpose-built food hall has also opened its doors in the heart of the city, creating a prime social and entertainment facility.
Many shops have also made Sheffield home, opening to customers last year and providing a boost to the economy as footfall increases. To further add to the sustainability aspect, Sheffield Heart of the City has introduced a free, zero-emission bus service for people of Sheffield to travel around the city centre in a more eco-friendly way.
Pounds Park, a new public realm in the heart of the city, has won the ‘Streetscape and Public Realm’ award at the Insiders Yorkshire Placemaking Awards in 2024. This is a large park with spaces to play, socialise, and relax whilst in the city centre.
As the final stage, the Sheffield Heart of the City project introduced multiple residential and commercial buildings to provide additional spaces for people in the city. A new range of workspaces is likely to attract new talent and businesses into the area and help boost the economy. The city has also seen the development of multiple residential buildings to provide housing to the rising demand.
Regeneration projects consistently create strong investment opportunities by attracting new businesses, amenities, and infrastructure improvements, all of which create higher footfall and increased residential demand. Historically, projects like the Heart of the City have been powerful catalysts for property price appreciation, with early investors often securing the highest long-term returns.
Here are some of the biggest upcoming Sheffield regeneration projects coming soon to the heart of the city.
Connecting the City Centre
This Sheffield regeneration project will see improvements to public spaces and streets throughout Sheffield City Centre. The project aims to create a more attractive location for people to visit and spend time. As more people live and work in Sheffield City Centre, it is crucial to improve the transport infrastructure to provide better access to workplaces, education, and entertainment facilities.
The initiative of the ‘Connecting the City Centre’ regeneration project is to create new green spaces and unlock further opportunities to walk, cycle, and travel through Sheffield City Centre. Work started in February 2025, where the temporary infrastructure was made permanent and areas surrounding the town hall were made more cycle-friendly.
Later phases of this project will focus on reducing bus route times to boost the appeal of getting the bus. Also, links between Fargate, the Heart of the City, and The Moor are planned to ease travel around Sheffield City Centre.
For investors, a well-connected postcode is often the difference between stable occupancy and prolonged void periods. As connectivity improves and public spaces become more attractive, the area is set to see increased footfall, business activity, and rental interest. This positions Sheffield City Centre as a high-potential location for capital growth and sustained investment returns.
Fargate’s Redevelopment
The Fargate area of Sheffield has received £15.8m of government funding to support the development and regeneration. This project will introduce the ‘Event Central’, a tremendous hub designed to showcase talent in Sheffield. This development will bring together entertainment, art, culture, co-working opportunities, workshops, exhibitions, talks, and more. The ambitious project is set to begin construction in Summer 2025.
Furthermore, as part of this Sheffield regeneration project, the city will see new green spaces, updated outdoor seating, and impressive landscaping. Taking inspiration from Sheffield’s previous Grey-to-Green project, this scheme will include developing small parks throughout the area. From growing new plants to attracting birds, these parks are set to attract new life to the city.
Sheffield City Council is trying to get permission from local commercial partners to add new doors to the surrounding buildings to provide easier access to the new green areas of Fargate. These areas have been underused in recent years due to the lack of immediate access to surrounding offices and homes.
Cole Brothers Building
One of Sheffield’s most recognisable landmarks is entering a new chapter. The former Cole Brothers building, located in the heart of the city centre, is being reinvented as a vibrant, multi-use destination blending retail, leisure, culture, and entertainment under one roof.
At the heart of the design is a striking new glass atrium that will flood the interior with natural light and create a welcoming public space. The redevelopment will also introduce contemporary dining venues, flexible workspaces, a state-of-the-art gym, and even a pocket park, offering a mix of indoor and outdoor experiences that reflect modern urban living.
The regeneration is being led by acclaimed developer Urban Splash, who have now signed the lease, unlocking the next phase of the project and paving the way for construction to begin. The scheme will breathe new life into this Grade II listed building, preserving its heritage while delivering new purpose and value to the wider Sheffield Heart of the City regeneration initiative.
Sustainability is at the core of the plans, with a strong focus on thermal performance upgrades and energy efficiency, ensuring the building’s future is not only innovative but also environmentally responsible. This is a huge benefit for investors as green spaces, sustainable housing initiatives, and low-emission zones are increasingly becoming a priority for tenants, especially eco-conscious Gen Z and Millennial renters.
West Bar
This £300 million regeneration scheme is transforming a 7-acre site into nearly 1 million sq ft of dynamic mixed-use space. Bringing together office, retail, leisure, and residential facilities to form a striking new gateway into Sheffield City Centre.
The first phase of the project, representing over £160 million in private investment, the largest of its kind ever in Sheffield, has now been completed. This milestone includes the creation of 1st West Bar Square, a 100,000 sq ft Grade A office building featuring ground-floor retail units and a rooftop terrace with sweeping views across the city.
Also completed is Soho Yard, a vibrant £78 million build-to-rent development comprising 368 high-quality apartments, designed to meet growing demand for city centre living.
The momentum continues with Phase 2, which will introduce 2nd West Bar Square, a new public plaza and prime business address, along with a 450-space multi-storey car park, 300 cycle storage spaces, and facilities for electric vehicle charging. This next stage will enhance connectivity and green infrastructure while establishing a central hub for the emerging West Bar district.
