Manchester has been ranked as the best city in England for residential investments. This is according to Colliers’ most recent findings in the biannual ‘UK’s Top UK Residential Investment Cities’ report.
In the UK, Manchester ranked third overall, coming after Scottish cities Edinburgh and Glasgow. These cities have remained in their position since the previous findings of the report in the second half of 2023.
The report is an analysis of 20 cities within the UK based on 24 factors. These include gross domestic product (GDP), population growth, EPC rankings and leisure amenities. Indicators are grouped into 5 different categories: economy, development, liveability, property and sustainability. Ensuring all the favourable factors of residential investors are covered when deciding the best place to invest.
Why is Manchester The Best Place to Invest in Property?
Manchester’s well-deserved title as the best place to invest in property in England was awarded due to the strong economy, as well as desirable property factors such as price growth and yields it has to offer. The city experienced a record property price growth of 33% during the past 5 years, outperforming the report’s average of around 15%.
Additionally, the city’s population is due to rise by 1.14% per year over the next decade. Manchester holds the second-highest student population based on Colliers’ research, just behind London. Also, a large proportion of residents in Manchester live in rented properties.
In the coming 5 years, the city is also predicted to see robust GDP growth at a yearly rate of 2.2%, which is also above the other cities’ average of 1.8%. The unemployment rate is also forecast to decline to an average of 3.7% during the same time frame.
During the research, Colliers found that another strong deciding factor for naming Manchester as the best place to invest in property is the number of business owners taking residence in the city who are starting up new businesses. An impressive 41,222 new companies were registered in Greater Manchester in 2023, resulting in an increase of 6.4% compared to 2022.
