The UK housing market has demonstrated resilience and consistent growth over the past five years, offering compelling opportunities for investors. In the year to May 2025, average UK house prices increased by 3.9%, reaching £269,000, according to ONS. In England specifically, the average price is now higher at £290,000, reflecting the ongoing demand for housing in the country’s largest market.
Meanwhile, the rental sector has also seen robust growth. Between June 2024 and June 2025, UK rents rose by an impressive 6.7%, taking the average rent to £1,344 per month. London continues to be priced above the average, with monthly rents of £2,252, driven by high demand and constrained supply. Conversely, North East England remains the most affordable rental market in the UK, with average rents of just £734 per month, offering attractive yields relative to property values in the region.
Looking at the longer-term picture, data from Zoopla shows that from 2020 to 2025, UK house prices have risen by approximately £55,800, equivalent to a 20% increase over five years, underscoring the UK’s enduring appeal as a property investment destination.
Among all regions, the North West has been the standout performer. Average property prices in the region climbed from £122,200 in 2020 to £199,300 in 2025, an increase of over 63%. Notably, 12% of UK homes experienced price rises of 50% or more during this period. While the actual price increase in these homes, approximately £77,100, was lower than in more expensive regions, the percentage growth was remarkable and highlights the strong upside potential in more affordable markets.
For investors, these figures point to attractive capital appreciation in emerging regional markets. Cities like Liverpool, Manchester, and their surrounding areas have led the growth, thanks to factors such as urban regeneration projects, strong employment growth, and increasing demand from young professionals and students.
